Tenant shall not assign their Rental Agreement, nor sublet the Property, or any portion thereof, without the prior written consent of the property management. Tenants wishing to sublease have the following options:
Option 1 – Tenant-Arranged Sublease:
Tenant is responsible for locating and identifying a proposed sublessee. Landlord will require a $150 sublease processing fee, which must be paid prior to preparation of the sublease documents. Once a sublease is prepared and sent, the fee remains due regardless of whether the sublease is completed.
Option 2 – Management Website Listing Assistance:
At Tenant’s request, management may advertise the sublease opportunity on Hodge’s website. Tenant remains responsible for all communication with prospective sublessees and for coordinating and conducting any showings. A $300 fee will be required for this service, which includes advertising the unit on Hodge’s website and preparation of the sublease paperwork. The fee must be paid prior to preparation of the sublease documents and remains due once the documents have been prepared and sent, regardless of whether the sublease is completed.
For either option, management will require that any proposed sublessee satisfy its routine leasing standards and guidelines, that any remaining tenants have provided written consent to the sublease, and that the sublessee sign management’s standard sublease agreement. A sublease does not relieve Tenant of liability under this Rental Agreement. Tenant remains fully responsible for the performance of all Tenant obligations for the entire remaining term of the Lease.
